Administration Fees Apply
Long/Short Let Rentals – Prior to the commencement of the tenancy
Administration Fee £240.00 + VAT per property [£288.00 including VAT].
Reference fees [including credit checks, bank, guarantor, previous landlord, etc.] £35.00 + VAT per person referenced [all tenants and guarantors] - £42.00 including VAT per person referenced.
For example, if there are two tenants and one guarantor, the referencing fee will come to £126.00 including VAT.
Referencing Guarantor Fee £35.00 + VAT per person [Guarantors must live in either England or Wales and must be home owners].
A minimum of a six week deposit must be paid in advance for all long let rentals.
A minimum of a four weeks deposit must be paid in advance for all short let rentals
An eight/ten week deposit may be required to be paid in advance should the tenant be
approved to keep a pet in the property or for other special agreed terms.
For all long let rentals at least one months’ rent must be paid in advance.
For short let rentals all moving in monies have to be paid in advance for the duration of the tenancy.
Long/Short Let Rentals – Mid tenancy to end of tenancy
Tenant/Occupant change Fee £100.00 + VAT per person [£120.00 including VAT].
Tenancy Renewal Fees £125.00 + VAT per property [£150.00 including VAT].
Inventory checking costs are charged per property. The cost of this is dependent
on the size of the property, whether the property is furnished or unfurnished
and whether there is an outdoor area belonging specifically to the property. Quotes can be obtained on request.
Professional cleans are charged based on the same basis as the ’Inventory checking costs‘. Quotes can be obtained on request.
