These disclaimers set out legal matters concerning Domus Nova’s Lettings, Sales and Spanish departments. Please read the following sections carefully, as they contain important information for tenants and buyers.


Lettings

The property particulars are a guide not statements. Descriptions, photographs, and plans are for guidance and should be checked by the prospective tenant. The Property is offered “subject to contract and references”. No warranties, representations, or Tenancy is given by Domus Nova. Expenses incurred by a prospective tenant will not be reimbursed if the Landlord withdraws prior to the Tenancy Agreement being signed, dated and exchanged and cleared funds received. Furniture and other items shown in a property at viewing may belong to a current tenant. The prospective tenant should verify in writing which fixtures and fittings forms part of the Tenancy. Potential tenants are advised that a holding deposit will be payable equal to one week’s rent (if an AST) and two weeks’ rent (if not an AST) which may not be repayable if you withdraw.  A tenancy deposit is payable  equal to 6 weeks rent (if not an AST and/or the annual rent is over £50,000), or 5 weeks’ rent (if an AST and the annual rent is below £50,000). If the landlord agrees to a pet a higher deposit (if not an AST) may be required; or higher weekly rent (if an AST). An administration fee of £288 and referencing fees of £60 per person apply if not an AST. All fees shown are inclusive of VAT. For other fees that might apply, read our full Tenant Letting Fees.

Fixtures and fittings: Carpets, curtains, light fittings and other items fixed to the property (and not fixed to the property) belonging to the landlord are included in any tenancy as evidenced in the inventory, unless specifically noted otherwise. All items regarded as tenants’ fixtures and fittings, are specifically excluded from any tenancy and will not be evidenced in the inventory.

Any prospective purchaser must satisfy themselves of the correctness of the information within the particulars by inspection or otherwise. Domus Nova does not have any authority to give any representations or warranties whatsoever in relation to this property (including but not limited to planning/building regulations), nor can it enter into any contract on behalf of the Vendor or Landlord. Domus Nova does not accept responsibility for any expenses incurred by prospective purchasers in inspecting properties which have been sold, let or withdrawn.
