Case Study – Boscombe Road
Prior to redevelopment, this property was an HMO (House in Multiple Occupation) consisting of seven bedsits. Having seen it was going to auction the following week, a local developer approached us with the intention of converting the property into one family home. The client had no available capital to complete the purchase. But we were able to arrange a bridging facility against an existing property – enabling them to place and then win the bid. We had 21 days to complete the purchase, in which time development finance and bridging facilities needed to be secured.
However, issues with the property meant the vendor could not fulfil the conditions of the sale – so an extension was mutually agreed. The issues were resolved and having secured four finance offers, we opted for a development lender who provided a loan of 80% purchase price and 100% of building costs.
Working closely with the client and their solicitor, we were able to evolve our offering as the terms changed – securing a great deal and ensuring the project was a success.
