The Domus Nova lettings process

Our lettings process has been designed to make letting your property as straightforward and as smooth as possible, while providing you with a thorough and professional service. We work in a flexible way that allows us to adapt our process to suit your needs.

Firstly, we will arrange a meeting to discuss the initial details, such as what type of let you have in mind, how long you’re looking to let for, what you want to achieve from letting and the types of tenant we can secure. We'll also talk about safety and insurance and go through the other mandatory requirements.

In valuing your property, we will propose a range of prices according to the terms of the lease. We will follow up by providing you with our Landlord Pack, which contains all this information, plus our terms and conditions.

Once we’ve agreed terms, we’ll market your property on our website, social and through the other property sites, such as PrimeLocation, FindAProperty, Zoopla and OnTheMarket.

When we receive an offer we will take the applicant's details and the terms of let they want, and pass them onto you in a clear way.

Once you accept an offer, we take the deposit and request references, including a Maras check. If this is satisfactory we complete all necessary paperwork and sign the agreement as soon as possible.

Letting fees

The fees applicable to letting your property through Domus Nova depend on the level of involvement you wish us to have in the ongoing management of your property and tenants. For an overview of options and fees, please refer to the landlord letting fees.

As well as the day-to-day management of your property, our team is on hand at any time to help you with refurbishment and design, and to maximise your rental return.

Preventative maintenance

Our experienced team of property managers visit properties on a regular basis and our meticulous attention to detail ensures we get to know each property thoroughly. We adopt a hands-on, practical approach, which means we can quickly resolve routine issues ourselves and avoid unnecessary engineer callouts.

Contractors you can trust

Our own team of trusted and qualified contractors can deal with every property issue, from carpet cleaning to fixing complex AV systems. We constantly review these contractors to ensure that they are competitively priced and provide you with an outstanding quality of service.


We understand that the security of your property is fundamental, so we go to great lengths to ensure that our contractors are trustworthy and professional. We will hold a set of your keys in our locked safe, which only your property managers have access to.

Legal guidance

Our experienced property managers have up-to-date and relevant legal knowledge. We are aware of all current landlord and tenant legislation, so can give you sound direction on any legal necessities.


We understand the importance of your tenants’ privacy, so we will always give you at least 24 hours notice before we, or one of our contractors, intends to visit the property (except in the case of an emergency). This gives you enough time to notify your tenants.

The personal touch

We don’t believe that a call centre-based approach to property management is satisfactory for our clients or our tenants. We are committed to providing you with outstanding quality of service that maintains a personal touch.

Real 24-hour callout

We offer a genuine 24-hour emergency service where you can speak to one of our dedicated property managers.

Bespoke service

We believe in quality not quantity and therefore limit the portfolio size for each property manager. This is central to offering you a bespoke and personal service, and for us to build lasting relationships with our clients.

Overseas property management

We also specialise in looking after properties for clients who live abroad. Our dedicated team are able to take care of all queries, hold a management float and instruct works on your behalf. This gives you the peace of mind that everything is being dealt with, even if you are out of contact for long periods of time.
